As a landlord in London, keeping on top of your gas safety obligations is one of the most important parts of managing a rental property. The Gas Safety (Installation and Use) Regulations 1998 set out clear rules for how often gas safety certificates must be renewed — and the consequences of missing a renewal can be severe.

How Often Is a Gas Safety Certificate Required?

A Gas Safety Certificate — formally known as a CP12 — must be renewed every 12 months. There are no exceptions for this rule. Even if your appliances are brand new or were recently serviced, you are still legally required to arrange an annual inspection carried out by a Gas Safe registered engineer.

What Does the Annual Gas Safety Check Include?

The engineer will inspect and test:

  • All gas appliances — boilers, gas hobs, gas fires, and any other gas-powered equipment you supply in the property
  • Gas pipework and connections
  • Flues and chimneys serving gas appliances
  • The gas meter and its connections

If any appliance is found to be immediately dangerous, the engineer is legally required to disconnect it.

What Are Your Obligations as a London Landlord?

  • Arrange an annual gas safety inspection with a Gas Safe registered engineer
  • Give your tenant a copy of the certificate within 28 days of the check
  • Give new tenants a copy before they move in
  • Keep records of each certificate for at least 2 years
  • Keep all gas appliances, flues and pipework in proper working order between inspections

Can Tenants Refuse Access for the Gas Safety Check?

This is a common issue for London landlords. If a tenant refuses access, you must be able to demonstrate you have made every reasonable effort to gain entry. Keep written records of every access attempt, letter or message sent. If access continues to be refused, you may need to seek legal advice. Landlords who genuinely cannot gain access will not be prosecuted, provided they have documented proof of their attempts.

What Happens If You Do Not Have a Gas Safety Certificate?

Renting out a property without a valid gas safety certificate is a criminal offence in the UK. Penalties include:

  • An unlimited fine
  • Up to 6 months in prison
  • A potential ban from renting out properties
  • Invalidated landlord insurance in the event of a gas-related incident

Does Every Property Need a Gas Safety Certificate?

Only properties with gas appliances require a CP12. If your rental property uses electric-only appliances with no gas supply, a gas safety certificate is not required. However, if there is a gas meter or any gas pipework on the property — even if you are not currently using it — you should consult a Gas Safe engineer to confirm whether a certificate is needed.
